The Axis sales presentation center opened this weekend with a festive VIP event on Friday night complete with fancy appetizers, drinks, and hardhat tours. San Jose Mayor Chuck Reed and Councilmember Sam Liccardo were amongst the many people on hand to celebrate the opening of downtown San Jose’s newest luxury high rise residential complex. While the event was a bit chaotic and disorganized, most seemed to revel in being the first to preview Axis’ model units.
So let’s talk about Axis’ units which is really what we’re interested in talking about, right? Most of the feedback and comments that I heard over the course of that Friday night and the first weekend the sales office was open went something like this: Unit sizes were decent but could’ve been bigger, loved the floor to ceiling windows, finishes were pretty nice, and wished the closets were bigger. Overall, most of the feedback was very positive and everyone seemed fairly excited about the Axis project.
As for the pricing of the Axis units? The price range on a 2 bedroom, 2 bathroom unit at Axis ranged from $720,000 to $920,000 for a unit between 1,097 and 1,500 square feet. Looking at those numbers, for a 2 bed/2 bath unit, you are somewhere in the neighborhood of $480 - $838 per square foot. Axis does feature a variety of different floor plans starting with studios all the way up to 3 bedroom + den units.

I went to the VIP party on Friday night to take a look at the model units. Since they didn’t have any square footage on their website, I was pleasantly surprised at the size of the 2 bedroom demo unit. The kitchen was a nice size as well. I love the floor to ceiling windows! I’m not sure why they went with a single sink in all of the master baths though… they certainly had the space.
The biggest disappointment was that they are competing directly with 360 residences on price. With 360 having a much better location (in my opinion) and better floor plans and amenities, I thought Axis would be priced a bit lower. I wish them luck though! I’m glad to see downtown grow.

Great point. Only having a single sink vanity in the master bath was another feature pointed out by a number of the people who have taken the hardhat tour at Axis. Nowadays, most people almost expect to have a dual sink vanity in the master bath . . . especially in a luxury home!
Not only is Axis now competing with Three Sixty Residences, but The 88 (formerly Tower 88) will be hitting the market at the beginning of 2008 which will add close to 200 more units (197 to be exact). Those two complexes, along with Three Sixty, will be competing for the same clientele. I am interested to see what the pricing for The 88 will be like.
Why do you like the location of Three Sixty better than Axis? Because its away from the flight path and not on top of 87? How much do people care about the proximity of Axis (as a future home) to the flight path?

Of the new towers I prefer the location of the 88, then 360 and then Axis. Not because of the flight path at all, but because of the proximity to Zanotto’s, Camera 12 and other shopping/restaurants downtown. I also prefer to have retail on the ground floor.
I am excited to see how The 88 turns out though!
